As of June 23, 2009, we will be improving the functionality of the "SW Subdiv Community Name" field for listings entered into MLXchange for Charlotte, Manatee and Sarasota Counties.
One of the biggest improvements can be found in a new filter developed for the county-selection field—returning the subdivisions for the selected county while eliminating those from neighboring counties. Listings located outside of Charlotte, Manatee and Sarasota Counties will not be affected. Additionally, if no county is selected in the field, there will be no filtering of the subdivision list. This enhanced selection list will help to clear up potential inaccuracies when a subdivision is widely known in the area by a common name, but has a different name in the legal description. When the property tax records are imported in MLXchange for a new listing, the correct legal description for the subdivision will auto-populate into the Subdivision/Community Name field. The next field below that is the “SW Subdiv Community Name” field, which will offer a list of the commonly-known subdivision names associated with the legal description. The agent can then choose the appropriate common name in a drop-down list.
Agents looking to search for listings can utilize this enhanced field as well. By selecting the local county of either Charlotte, Sarasota or Manatee and using the SW Subdiv/Community name field to display just subdivisions in the selected county you will be able to narrow your search to the desired subdivision or community.
So be on the lookout for this field enhancement on June 23rd. In addition to changes in entering new listings, please check your existing listings for accuracy and make any necessary modifications.
