Major Enhancements Come to Waterfront Properties

On Tuesday, October 13th, we are conducting a major change in MLXchange that will affect the way you display and search for water-related properties. With the many types of water bodies in the beautiful State of Florida, this change will better define the water-related fields, improve functionality and most of all, enhance the user experience.

Saved Searches will need to be manually updated

All water descriptions will require a new pick-list value to better describe the type of water body as it relates to the subject property. This will require a remapping of all water-related fields. Some water-related options will be remapped to new fields; some will be totally eliminated. As a result, saved searches will not be updated. After the change occurs on October 13th, you will be able to manually update your searches to take full advantage of the new fields and pick-list items.

In addition, the water-related fields shown below will be eliminated due to having new and more descriptive options. If you have saved searches that include the four options listed below, you will need to fix those searches on October 13th.

  • Boat Slip
  • Canal Access
  • Concrete Dock
  • Gulf to Bay

As with any significant change to the MLXchange database, we encourage you to check all of your listings for accuracy after the changes occur.

The new water-related fields

The new water-related fields in MLXchange will provide a better representation and description of the many different bodies of water. The following list illustrates these new fields:

  • Water Frontage – describes the body of water type touched by the property
  • Water Access – describes the type of deeded water access available by the property
  • Water View – describes the available view of the body of water by water type (gulf, lake, bay, etc.)
  • Water Extras – to identify extra water-related features (i.e. boat ramp, seawall, waterskiing allowed, etc.)
  • Water Name – to enter the formal name of the body of water (when #1, 2 or 3 are selected)
  • Waterfront Feet – to enter the linear feet of the waterfront for the property (when #1 is selected)

The new fields labeled as "Water Frontage," "Water Access," "Water View," and "Water Extras" will have a "Yes or No" (Y/N) pick-list value. A drop-down window will activate when "Yes" is selected in its respective field as illustrated in the following link:

The remaining two fields labeled as "Water Name" and "Waterfront Feet" will allow you to type in formal name of the body of water, and the length of deeded water frontage in linear feet, respectively.

This next link gives clear definitions for every type of water body in MLXchange, including additional features, like seawall, boat slip, deeded access, etc.:
